What do I do if I receive a failure to pay rent notice?

Always prepare to go to court on scheduled day even if you paid your rent before the court hearing. If you paid your rent before your hearing your case should be dismissed but we have observed instances where landlords aren’t always honest about this and you may get a judgement against you even if you paid. Bring documentation such as receipts, emails to show your rent has been paid. Can my landlord evict me without going through court?
No, it is illegal for a landlord to evict you without taking you to court and receiving a judgment against you. A landlord must file an eviction case with the courts, and you will receive notice about the day your hearing will be. Your hearing is your chance to defend yourself in court. If your landlord wins, you will receive a 14-day notice and a 7-day notice of the day your eviction is scheduled, and only the sheriff can execute the eviction to put you out. If a landlord tries to lock you out, cut off your utilities, threaten you, or otherwise force you out without going to court, you should contact 211 for legal help. Does my landlord property have to be licensed in order to collect rent?

Absolutely not, organizing is a protected right.
